What is guaranteed rent?
Apex Listings rents your property for a fixed term and pays you an agreed amount every month, whether the home is occupied or not. We find and look after the occupants, coordinate routine maintenance and inspect the property, so you receive one dependable payment without the usual gaps or chasing.
How is my rent figure worked out?
A property manager reviews your property, its condition and location, and current local evidence, then comes back to you personally with a figure. We do not publish automated estimates because two homes on the same street can achieve very different rents.
What is the difference between guaranteed rent and property management?
With guaranteed rent we take on the letting risk and pay you a fixed sum every month. With full property management you keep the tenancy, receive the market rent collected each month, and we run everything for you, from finding the tenant to compliance and maintenance.
Which areas do you cover?
London, Liverpool and Manchester, together with the surrounding areas. If you are not sure whether your property is covered, send us the postcode and we will confirm.
How long does an agreement last?
Guaranteed rent agreements run for a fixed term that we agree with you at the outset and set out in writing. Management agreements are flexible and include a notice period.
Who looks after repairs and maintenance?
We coordinate routine maintenance through vetted contractors and carry out regular inspections. Responsibility for larger items, such as structural work or the replacement of major systems, is set out clearly in your agreement before you sign.
How does the Renters' Rights Act affect me?
Since 1 May 2026, section 21 no fault evictions have ended for private tenancies in England and most tenancies are now periodic. Rent can be increased once a year using the section 13 process. Our guide explains what changed and how guaranteed rent and full management fit the new rules.
Can I move my property over from another agent?
Yes. Check the notice terms in your current agreement and we will plan a clean handover of documents, keys and any deposit.
Do you give instant online valuations?
No. A property manager reviews your property and comes back to you personally with a rent figure, because automated estimates are often wrong.
Do you manage HMOs or short lets?
