With guaranteed rent, your agreement is with Apex Listings. We take the property on for an agreed term, find and look after the people who live there, and pay you a fixed monthly rent throughout. If the home is empty for a few weeks between occupants, or someone pays late, that is our concern rather than yours.
It suits landlords who value certainty over squeezing out the last pound: people with a mortgage to cover, owners living abroad, families holding an inherited home and portfolio landlords who want part of their income fixed.
Your rent figure is prepared by a property manager who looks at your home, its condition and the current local evidence. We do not publish automated estimates, because they are rarely right.

What is guaranteed rent?
Apex Listings rents your property for a fixed term and pays you an agreed amount every month, whether the home is occupied or not. We find and look after the occupants, coordinate routine maintenance and inspect the property, so you receive one dependable payment without the usual gaps or chasing.
Is the guaranteed rent the same as the market rent?
Usually it is set below the full open market rent, because we take on the risk of empty periods, arrears and the cost of running the property. In return you receive the same figure every month for the full term.
When is the rent paid?
Monthly, on a date agreed in your contract, for the full length of the term.
What condition will my property be returned in?
We record the condition in a full inventory at the start. At the end of the term the property is checked against that record, allowing for fair wear and tear.
Can I sell the property during the term?
Talk to us before you commit. The term and any break arrangements are agreed with you at the outset and set out in writing.
Who looks after repairs and maintenance?
We coordinate routine maintenance through vetted contractors and carry out regular inspections. Responsibility for larger items, such as structural work or the replacement of major systems, is set out clearly in your agreement before you sign.
