Letting property in England has never been more regulated. Since 1 May 2026 the Renters' Rights Act has changed how tenancies start, how rent is reviewed and how possession works. Getting it wrong can mean fines, rent repayment orders or a tenancy you cannot end.
Our full management service takes all of that off your hands. You keep the tenancy and the rent. We run every step, record every check and keep you informed with clear monthly statements and inspection reports.

Compliance

Gas safety
An annual gas safety check by a Gas Safe registered engineer, with the record given to the tenant.
Electrical safety
An electrical installation condition report at least every five years, with any remedial work completed.
Energy performance
A valid Energy Performance Certificate meeting the current minimum standard for letting.
Smoke and CO alarms
Smoke alarms on every storey and carbon monoxide alarms where required, checked at the start of each tenancy.

What does full property management include?
Marketing and viewings, tenant referencing and Right to Rent checks, the tenancy agreement, deposit protection, monthly rent collection and statements, compliance tracking, maintenance, inspections and rent reviews.
Do I keep the tenancy in my name?
Yes. With full management you remain the landlord and receive the rent the tenant pays, less our fee. We act on your behalf.
How do rent increases work now?
Since 1 May 2026, rent can be increased once a year using the section 13 process, with at least two months' notice. We prepare and serve the notice correctly and advise you on a figure the market supports.
Which safety checks do landlords need?
In England these include an annual gas safety check, an electrical installation condition report at least every five years, a valid EPC, and working smoke and carbon monoxide alarms where required. We track every date for you.
Can I switch to guaranteed rent later?
Yes. Many landlords start with management and move some or all properties to guaranteed rent, or the other way round.
